The most expensive La Crescenta home sale in August 2026 was a six-bedroom, six-bathroom home at 4741 Lowell Ave. The property was initially listed for $2,575,000 and ultimately sold for $2,000,000 after 50 days on the market. The home sold for approximately $447.93 per square foot.

Interestingly, this sale demonstrates why price per square foot should never be used by itself to determine a home’s value. Lot size, condition, location, upgrades, views, floor plan, and other characteristics all affect a property’s market value.

Highest Price Per Square Foot

A two-bedroom, one-bathroom home at 3722 3rd Street achieved the highest price per square foot among August sales. It sold for for $1,193.06 per square foot. This is a good example of how dramatically price per square foot can vary from one La Crescenta home to another. Smaller homes, remodeled properties, desirable locations, and unique features can command significantly higher prices per square foot.

Least Expensive Home Sold in La Crescenta

The least expensive home sold in La Crescenta in August 2026 was a 1,060-square-foot, three-bedroom, two-bathroom home at 3614 2nd Ave. Originally listed at $799,000, the home spent 23 days on the market before selling for $750,000.

What Does This Mean for La Crescenta Home Sellers?

The August numbers show that La Crescenta remains a competitive real estate market, but not every home is selling above asking price. Five of the 16 homes sold above the asking price, while nine sold below it.

    I wonder if the latest hiked interest rates will have a negative impact on buyers.

      The market may be slowly transitioning. We are seeing more inspection negotiations, and rising interest rates are beginning to push some buyers out of the market. While this does not necessarily indicate a dramatic shift, buyers appear to have a little more negotiating power than they did previously. Sellers should pay close attention to pricing, condition, and how their property compares with competing listings.
