Let’s dissect the La Crescenta real estate market for June 2026. Twenty-one homes closed escrow last month. Eight homes sold over the asking price, two at the asking price, and eight below.
A four-bedroom, three-bathroom home at 2717 Mary St sold for $571.16 per square foot, while a two-bedroom, one-bathroom home at 3735 Danny sold for $1,115.66 per square foot.
The least expensive home sold in La Crescenta was a 652-square-foot, one-bedroom, one-bathroom home at 2914 Piedmont Ave. Initially listed for $799,000, it took forty days to sell for $725,000. The most expensive home sold was a three-bedroom, three-bathroom, 2,741-square-foot home located at 2423 Laughlin Ave. Initially listed for $1,995,000, it sold in thirty-eight days for $2,290,000.

First Half of 2026 at a Glance
The market has remained remarkably consistent during the first six months of the year:

- Average price per square foot ranged from $778 to $848
- Median home prices varied between $1.22 million and $1.62 million
- April recorded the highest average sales price at $1,762,953
- May produced the highest average price per square foot at $847.84
These numbers demonstrate that buyer demand continues to support home values despite higher interest rates and changing market conditions.

As we move into the second half of 2026, I expect the market to remain healthy with moderate appreciation, steady buyer demand, and slightly more balanced negotiating conditions than we experienced earlier this year.
