Let’s do a deep dive into the La Crescenta real estate market for October 2026. Sixteen homes closed escrow last month. Nine homes sold over the asking price, two at the asking price, and four below.
A two-bedroom, one-bathroom home at 3255 Montrose sold for $682.49 per square foot; it was also the least expensive home, listed for $875,000 and sold in 11 days for $920,000. A three-bedroom, three-bathroom home at 3942 Los Ovlivos Lane sold for $1,032.82.
The most expensive home sold in La Crescenta was a four-bedroom, four-bathroom, 3,154-square-foot home located at 5725 Canyonside Road. Initially listed for $1,995,000, it sold in 10 days for $2,200,000.
The October numbers show a market that is still performing well for sellers, but buyers are becoming more selective. The biggest positive is that homes are selling faster than they did in September. However, average and median sale prices have declined. Average days on market dropped from 53 days in September to just 30 days in October. That’s a significant improvement and suggests that properly priced homes are attracting buyers.
My takeaway: La Crescenta remains a competitive market, but pricing correctly is critical.

Pricing matters more than ever. Buyers are watching the market carefully. Overpricing a property can result in extended days on market, price reductions, and ultimately a lower selling price.
Presentation makes a difference. Homes that are properly prepared, staged, and marketed have an advantage. First impressions matter, particularly when buyers have several properties to consider.
Don’t rely on average sale prices alone. The type, size, condition, location, and price range of homes sold each month can significantly affect the statistics. Price per square foot is also not a reliable standalone measure of value.
