While the number of homes sold declined slightly from August, the average sale price increased. At the same time, homes took longer to sell, giving buyers more time to consider their options.
A three-bedroom, two-bathroom home at 2832 Mayfield Ave. sold for $388.97 per square foot.
A four-bedroom, three-bathroom home at 2312 Janet Lee Drive sold for $1,312.58 per square foot. This was also the most expensive home sold last month. It was initially listed for $3,500,000 and sold in twenty-four days for $3,488,838. The least expensive home sold in La Crescenta was a two-bedroom, two-bathroom, 964-square-foot home located at 3540 Fairchild St. Initially listed for $900,000, it sold in 5 days for $940,000.
Homes Took Longer to Sell
One of the more significant numbers for sellers is Days on Market (DOM). The average DOM jumped to 53 days in September, compared with 38 days in August. September had the highest average DOM of the year so far.
This tells me buyers are taking their time. Sellers should not assume that simply listing a home will result in an immediate offer. Pricing, condition, presentation, and marketing all matter. The numbers show that buyers are still willing to pay full price for the right property. However, sellers cannot assume that every home will generate multiple offers or sell above asking.
Homes are selling, but buyers are becoming more selective.
