Our Pasadena Mid-Century Listing Sold. Often, real estate is so much more than a home. It’s about people and their emotions and needs. This was a trust sale, and the trustee was reluctant. She was simply overwhelmed with the responsibility. Her friend had moved on to Senior Housing, and the trustee was responsible for selling this Pasadena mid-century home for the highest price. The sale proceeds were needed to pay for her friend’s care for the rest of her life.

When I first met the trustee, things felt rocky. She needed to trust me, and I knew I had to earn that trust. Once I did, everything moved forward smoothly.
Unfortunately, the estate sale representative took nearly three months to prepare the home for sale. Meanwhile, funds were running low to pay for her friend’s care. Once the estate representative finished, I had only one week to professionally clean, stage, photograph, and list the home on the MLS.

We held our Pasadena Brokers Open House on Thursday. Then, we opened the home to the public on Saturday and Sunday. By the following Monday, we opened escrow with a cash buyer. We received several offers and ultimately sold the home for $100,000 over the asking price.
Of course, every sale can bring a little drama. After the buyer completed the inspection, the buyer requested a $25,000 price reduction. We went back to the other buyers who had submitted offers to see if they would still purchase the home at the price already agreed upon, based on the current buyer’s inspection.
Two buyers agreed. One offered cash, and another agent also wanted to write an offer. I shared that information with the buyer’s agent and made our position clear: The seller would not agree to the $25,000 reduction. The buyer could move forward at the agreed-upon price or cancel escrow.
The buyer chose to move forward at the original purchase price.
