Pasadena Real Estate September 2026: What the Numbers Tell Us

Let’s dive into the Pasadena real estate market for September 2026. Fewer Homes Sold in September. September saw 45 closed sales, significantly lower than August’s 62 and June’s year-to-date high of 68. Of those, 22 sold above the asking price, 3 at asking price, and 20 below the list price. A seven-bedroom, three-bathroom home at 105 El Nido Ave. sold for $461.94 per square foot.

Meanwhile, a five-bedroom, seven-bathroom home at 512 Bradford St. sold for $1350.42 per square foot. This was the most expensive home sold last month, listed for $9,995,000 and sold in 41 days for $9,500,000.

The least expensive home sold in Pasadena was a three-bedroom, one-bathroom, 832-square-foot house at 625 E. Penn St. Initially listed for $699,000, it sold in just 10 days for $730,000.

September’s absorption rate was 2.89%, the highest monthly figure shown in the year-to-date statistics. Absorption rate is one of the statistics I like to watch because it provides insight into the relationship between available inventory and the pace at which homes are selling. A higher absorption rate can indicate a market with more inventory relative to sales activity.
