As a Realtor, I need to know my market. That means more than checking the MLS. It means getting out and seeing homes in person.
That is why I regularly attend broker open houses throughout La Canada Flintridge, La Crescenta, Glendale, Pasadena, and nearby communities. Broker open houses give Realtors a chance to preview homes. They also give me valuable information that I can use to help my clients.

I See the Competition
First, I want to know what buyers are seeing. When I walk through another home, I look at the price, condition, upgrades, floor plan, and location. I also look at the landscaping, staging, and overall presentation. Then, I compare that home with the properties I have listed. This information helps me understand how my listings fit into the current market.
I Watch Pricing
Next, I pay close attention to pricing. A home can look great, but the price still matters. I look at the asking price and compare it with similar homes. I also watch how long the property stays on the market. If the seller reduces the price, I take note of that, too. Over time, these observations help me recognize pricing patterns in different neighborhoods.
I Learn What Buyers Want
In addition, broker opens give me a chance to talk with other Realtors. We also talk about what buyers like and what concerns them. For example, buyers may focus on updated kitchens, outdoor living areas, home offices, or usable floor plans. Meanwhile, other buyers may care more about schools, views, lot size, or location. These conversations give me another perspective on the market.
I Look for New Ideas
I also attend broker opens for inspiration. Sometimes I see a staging idea that works especially well. Other times, I notice a landscaping feature, renovation, or marketing idea that could benefit one of my sellers. Real estate keeps changing. Therefore, Realtors should keep learning.
It Helps Me Advise My Sellers
Most importantly, broker opens help me advise my sellers. When you list a home, you compete with other properties. Therefore, you need to know what other options are out there for buyers. I want to understand current buyer expectations. Most of all, I want to use that information when discussing pricing and marketing.
Local Knowledge Makes a Difference
I have been selling real estate since 1989. Over the years, I have learned that experience matters. However, experience alone is not enough. I continue to get out into the market previewing homes. I attend broker opens and converse with other agents. I watch new listings and price changes. As a result, I stay connected to what is happening in our local communities.
If you are thinking about selling your home in La Cañada Flintridge, La Crescenta, Glendale, Pasadena, or the surrounding foothill communities, I would be happy to discuss what I am seeing in the market.
Knowing the competition helps me create a stronger strategy for my sellers.
