I keep up to date on the La Canada real estate market to properly guide my La Canada clients.La Canada Real Estate September 2026 shows a market that remains strong but is becoming more selective. While well-priced homes still attract buyers, sellers can no longer assume every property will receive multiple offers or sell above asking price. For homeowners considering a move, understanding the latest La Canada real estate numbers is essential before deciding when to sell and how to price a home.
Let’s break down the numbers for September 2026. Eleven homes closed escrow last month—seven homes sold above the asking price, and four sold for less. A five-bedroom, four-bathroom home at 5154 Crown Ave sold for $764.41 per square foot. A three-bedroom, three-bathroom home at 4247 Encinas Dr sold for a remarkable $1,288.84 per square foot.
The least expensive home sold in La Canada was a three-bedroom, two-bathroom home located at 5811 Ocean View Blvd. It was initially listed for $1,650,000 and sold for $1,560,000. The most expensive home sold last month was a five-bedroom, seven-bathroom home at 4080 Dover Road. The sellers initially listed this property for $7,775,000 and sold it for $6,000,000 in 22 days.

The average list to selling price is the lowest year to date. The average sale price also fell from approximately $4.19 million in August to $3.15 million in September. This does not necessarily mean La Canada home values suddenly dropped.
With only eleven sales in September, the mix of homes sold can greatly affect the average and median. Several luxury sales can push the average higher. More lower-priced sales can bring it down.
>That’s why I caution La Canada homeowners against relying on one statistic, especially the average price, to determine their home’s value.
